Investment Groups
Real estate investment groups are somewhat like small mutual funds for rental properties. If you want to own a rental property, but don’t have all the funds needed or don’t want to risk all your funds, participating in a real estate investment group may be the solution for you.
One type of investment group growing in popularity is called “Tenancy in Common” or “TIC” ownership. The term Tenancy in Common is an arrangement under which two or more people co-own a parcel of real estate without a “right of survivorship”. This type of co-ownership allows each owner to choose who will inherit his/her ownership interest upon death. As the price of real estate continues to rise OR when the size and investment requirements of the property become too large for a single person, more and more investors are pooling their resources in the form of TICs to maximize their buying power.
Another form of investment group is the formation of a small Limited Liability Company (LLC) in the State of Florida. An LLC can be made up of individuals and/or corporate entities who combine funds to purchase real estate investment properties.
